AN INEXPENSIVE WAY TO PROTECT LIFE AND PROPERTY
After looking at what seems like a thousand homes you finally found the one! The one that fits your budget with the garden tub, the ornate fireplace or the perfect backyard. You cannot believe you have finally found the perfect house.. While that house may look perfect, seems perfect, FEEL perfect, there are a lot of things hidden under sinks and in attics that you do not know to look for.
Don’t let your emotions get the best of you while buying a home. Buying a home is stressful, and what is more stressful are the unexpected costs and repairs that start to go over your budget if not found prior to closing. That ornate fireplace might be home to a squirrel nest, or has a crack in the chimney. That beautiful back yard might be prone to flooding, or your hot water heater might be ready to bite the dust. You don't see these things, you only see how perfect it is!
What you need is someone who knows the potential problems that come with owning a home. The lurking issues that come along with the perfect stuff. A home inspector is a partner, someone who will get in your attic and under your sink to uncover these potential costs and repairs BEFORE
you close on your home. Your home inspector makes sure what you think is perfect, is perfect.
A home inspection is supposed to give you peace of mind, but often has the opposite effect. You will be asked to absorb a lot of information in a short time. This often includes a written report, checklist, photographs, and what the inspector himself says during the inspection. All this combined with the seller's disclosure and what you notice yourself makes the experience even more overwhelming. What should you do? RELAX. Most of your inspection will be maintenance recommendations, life expectancies and minor imperfections. These are nice to know about. However, the issues that really matter will fall into four categories:
1. Major defects. An example of this would be a significant structural failure.
2. Things that may lead to major defects. A small water leak coming from a piece of roof flashing, for example.
3. Things that may hinder your ability to finance, legally occupy, or insure the home.
4. Safety hazards. Such as a lack of GFCI-protection. Anything in these categories should be corrected. Often a serious problem can be corrected inexpensively to protect both life and property (especially in categories 2 and 4).
Most sellers are honest and are often surprised to learn of defects uncovered during an inspection. Realize that sellers are under no
obligation to repair everything mentioned in the report. No home is perfect. Keep things in perspective. Don't kill your deal over things that don't matter. It is inappropriate to demand that a seller address deferred maintenance, conditions already listed on the seller's disclosure,
or nit-picky items.
LANDSCAPE/SITE
Soil conditions and vegetation near and around the foundation, fences, gutters, patios, porch rails, handrails, driveways, decks, retaining walls and property drainage.
EXTERIOR/ROOF
Roof conditions and future probabilities, flashings, sidings, trims, garage doors, entry doors and windows.
HEAT/AIR
Fireplace, chimneys, gas lines, compressor, combustion air, ducting/radiators.
PLUMBING
Gas and water lines, water heater, laundry, faucets and valves, drains, pumps, LPG tanks.
ELECTRICAL
Service panel, wire sizes and types, service drop, grounding, door bell, water head, AFCI/GFCI circuits, fixtures, switches and receptacles.
BATHROOM
Shower, tub, whirlpool, lavatory, toilet, faucets, flooring, walls/ceiling, ceramic tile and counter top(s).
INTERIOR
Water damage, walls/ceilings, flooring, weather-stripping, firewalls, smoke and carbon monoxide alarms, hand and guard rails, windows/doors, cabinets.
KITCHEN
Appliances, flooring, plumbing and electrical connections.
STRUCTURAL
Foundation, basement/crawl space, framing member, attic, insulation, venting, clearances, remodel effects.
